A commercial floor is a specification problem, not a product choice. The same 5,000 square feet can need three different systems depending on what rolls across it, what gets spilled on it, and how long the space can be out of service.
Southern Maryland has a particular mix of these. Marine and boat-service shops around Solomons and the Patuxent. Contractor bays and equipment shops through Hughesville and Mechanicsville. Light-industrial and defense-adjacent facilities along the Lexington Park and Pax River corridor. Retail and medical build-outs in the Waldorf and Prince Frederick growth areas. Those are four different sets of requirements.
What Drives the Specification
Traffic type. Foot traffic, pallet jacks, hard-tire forklifts, and vehicle traffic all load a floor differently. Point loading and pivot-turning are harder on a coating than gross weight.
Chemical exposure. Solvents, hydraulic fluid, battery acid, salt, and cleaning chemicals each attack different resin chemistries. A floor that sees brake cleaner needs something a break-room floor does not.
Thermal cycling. Bay doors that open all day in August and again in January put the slab through movement a rigid thin film will not follow.
Downtime tolerance. This is usually the constraint that decides everything else. A fast-cure system costs more per square foot and buys back a working day.
Typical Builds
- High-solids epoxy, roller-applied. The workhorse for warehouse and storage space. Good chemical resistance, economical over large areas.
- Epoxy mortar or slurry. For slabs beat up enough that resurfacing is part of the job, or where impact resistance matters.
- Quartz broadcast. Grip and durability for wet-process areas, kitchens, and wash bays.
- Polyaspartic topcoat over any of the above. UV stability and a faster return to service.
- Urethane cement. For thermal shock and aggressive washdown, where standard epoxy would fail.
