Polyaspartic and polyurea are the fast half of concrete coating. They are aliphatic polyurea chemistry, and the practical differences from epoxy are cure speed, UV stability, and flexibility.
Where the Speed Matters
The working constraint on most floor jobs is not the coating, it is the days the space is unusable. A conventional epoxy build wants overnight between coats and several days before vehicle traffic. That is fine for a basement nobody needs. It is a real cost for a garage that holds two cars, a shop losing billable hours, or a retail floor closed while it cures.
Polyaspartic compresses that. Recoat windows are measured in hours, so a full grind, base, broadcast, and topcoat sequence can be finished in a day and walked on that evening, with vehicles back the next day.
UV Stability
This one matters more in Southern Maryland than people expect. Epoxy is not UV stable. Under sunlight it ambers, shifting yellow over months to years. In a garage with the door open all afternoon, or on a slab that catches direct sun through a window, the sun-exposed strip will eventually not match the rest of the floor.
Polyaspartic does not do this. If any part of the floor sees daylight, a polyaspartic topcoat is the answer, regardless of what the base coat is.
Flexibility and Slab Movement
Concrete moves. It moves more where the ground underneath holds water and swells, which describes a lot of the coastal-plain soil across St. Mary’s and Calvert. A rigid film over a slab that flexes will eventually telegraph and split at the stress point.
Polyaspartic stays slightly elastic after cure and follows small movement instead of fighting it. It does not save a floor from a genuinely active crack, because nothing does, but it handles ordinary seasonal movement better.
The Honest Trade-offs
- Short pot life. Once mixed, the clock is running. This is a material that punishes slow application, which is exactly why a hybrid build is common: epoxy where thickness and working time help, polyaspartic on top where speed and UV matter.
- Less self-leveling. It will not flow out over slab irregularity the way a high-build epoxy does. Prep has to be better.
- Cost. Meaningfully more per square foot.
